The Building Regulations changed on the 1 October 2023, along with the implementation of sections of the Building Safety Act 2022. Any building work where Building Regulations are required will be subject to the new Duty Holder Regime.

Applications for Full Plans and Building Notices
If you are starting building works, you will receive an acknowledgement and an Inspection Service Plan. This will provide you with your application number (please quote on any future correspondence) and relevant contact details.
Inspection Service Plan
Your inspection service plan clearly sets out the minimum number and type of site inspections that we need to make in order to comply with the building regulations.

Building notice applications can commence within 48 hours of the application being submitted. | Work for full plans applications can commence within 48 hours of the application being submitted. We need to check your plans to issue an approval, prior to work starting. However, you can start work earlier, at your own risk. |
Commencement of work
Upon commencement of work please inform Building Control to arrange for an initial site inspection. Our surveyor will then visit as work progresses at the stages outlined in the Inspection Service Plan to make sure it complies with the building regulations.

Completion certificates
Once work has finished our surveyor will do a final completion visit and if all standards and requirements are met, a completion certificate will be issued.
Retrospective applications for Regularisation
If you are applying for a regularisation certificate, you will receive an acknowledgement once you have submitted your application. It will provide you with your application number (please quote on any future correspondence) and relevant contact details.
Inspections
Once we receive your application for regularisation we will contact you to arrange an inspection. You may be required to show detailed specifications about the works in order for us to properly inspect.
Once we have inspected the works, we will contact you advising any measures to be taken.
Please note - you may require several inspections.
Certificate of regularisation
Once work has been resolved our surveyor will do a final completion visit and if all standards and requirements are met, a certificate of regularisation will be issued.
